Essential Duties and Responsibilities:
Position is independently responsible for the repair and maintenance of systems and equipment in his assigned zone area which consists of 15 academic buildings and 4 residence halls for a total of 1,122,480 sq ft.
Using electrical test devices to troubleshoot and repair electrical control circuits.
Independently overhaul small reciprocal compressors.
Checks accuracy and calibrates electrical, pneumatic, electrical and electronic control systems.
Troubleshoots control circuits and replaces faulty thermostats, wiring, and control devices.
Performs preventive maintenance on air conditioning, refrigeration, ventilation and exhaust equipment.
Adjusts and balances air distribution systems to achieve function desired and maximum energy efficiency.
Check all operating characteristics of chillers, cooling towers, air handling units and associated HVAC equipment for efficient operation while maintaining temperature and humidity control in the assigned buildings according to present schedules/setpoints.
Install HVAC units, wire controls, and fabricate and install ductwork and associated piping.
Remove and replace controlling valves, joints, or lengths of pipe for heating/chilled water, and steam distribution systems.
Completion of high school or GED and 3 years experience in the installation, maintenance and repair of HVAC equipment and systems, and the knowledge and ability to make routine carpentry, plumbing and electrical repairs.
